We’re excited about your interest in joining the Pecan MH Park community! Below you’ll find all the details about our application process, including downloadable forms, required documents, and links to our online applications in both English and Spanish.
Application Process
To apply, please complete the application form and submit it along with the $175 application fee. Each application includes space for a spouse/partner.
Each additional person aged 18 and over living in the home requires a separate application, along with a $75 application fee.
For existing residents submitting a roommate application, the fee is $75.
The application is the same for all inquiries, whether you are applying as a roommate, renting a space, or purchasing a home.
You can pay for the application in two easy ways:
• Over the Phone – Give us a call, provide your card details, and we’ll securely process your payment.
• Money Order – Drop off your signed application along with a money order made out to Pecan Park.

Required Documents:
• Identification
Submit a valid, government-issued photo ID
(e.g., a driver’s license, state-issued ID, or passport; regardless of country).
• SSN or ITIN
At least one applicant must provide an SSN or ITIN. This is required to conduct mandatory background and credit checks.
Applications cannot be accepted without this documentation.
• Vehicle Information
Submit photographs of the vehicles you intend to bring to the community, along with proof of insurance for each vehicle.
• Proof of Income
Submit documentation covering the last 3 months, such as payment receipts, bank statements, or alternatively, last year’s tax documents.
* For children
Submit a passport, school ID, or birth certificate for each child listed in the application.
* For pets
Submit up-to-date vaccination records and a current photo of each pet.
* If applying to bring a home into the community
Provide documentation verifying ownership, such as a title, deed, bill of sale, purchase agreement, or invoice from the retailer or seller.
Additionally, provide exterior photos, the floor plan or layout of the home, and the year it was manufactured.

We conduct background checks, including credit history and criminal records, and consider all relevant factors when reviewing applications.
If any criminal records are found from an extended period ago, we may request further details or clarification before making a final decision.

• Current Residence Information
Applicants must complete this section of the application and provide a copy of their current lease, rental agreement, or any official document verifying their current residence.
• Current Employment Information
Applicants must complete this section.
Indicate 'Unemployed' if applicable, or provide five work references if self-employed.
• References
Provide 5 personal references, name and phone number
• 1 Emergency Contact
Provide the name, phone number, and relationship of an emergency contact person.
Processing time may vary depending on the response time from the contacts and references provided. These requirements help us ensure a seamless application experience for everyone.
